Executive readout

What the headline number does—and does not—mean

The benchmark covers 8,665 home builder enquiries. Of those, 7,325 carried a phone number or email, giving builders a direct opportunity to respond and qualify the project.

The comparison is useful for understanding the scale and operating pace of Contractor Scale's client cohort. It is not a construction-market index: the mix and number of client accounts changed across the comparison period.

Like-for-like reporting window

AU/NZ enquiry volume nearly doubled across the measured cohort

January–August 2026 produced 6,434 Australia and New Zealand enquiries, compared with 3,318 in the same 2025 window. The measured client cohort also grew from 28 to 44 accounts, so this is portfolio growth—not a claim that market demand doubled.

Channel performance

Paid social created the volume; paid search and referral carried stronger quality signals

Paid social and paid search generated 38.8% of AU/NZ enquiries. Verified SQL rates use scored records only, so the coverage column belongs beside every result.

Sales execution

The largest controllable opportunity sits after the enquiry

Lead volume cannot compensate for unclear ownership or incomplete follow-up. The AU/NZ cohort shows that response discipline and measurement still need work.

Voice of the homeowner

Buyers were trying to reduce delivery risk—not only compare price

Forty privacy-checked August buyer signals show the practical questions builders should answer in content and early sales conversations. Timing ranked first; materials and methods appeared as often as price and budget.

What the data says

Four decisions builders can make from the benchmark

01

Compare channels on pipeline movement

Paid social produced the most enquiries, while paid search, referral and organic search carried stronger verified-quality signals. Review contact, qualification and appointments alongside cost per lead.

02

Give every enquiry an owner

Manual contact was recorded for fewer than half of AU/NZ enquiries. Assign the next action, distinguish automation from human follow-up and review untouched leads every day.

03

Answer delivery-risk questions early

Explain timing, construction methods, inclusions, approvals and the next step before the first call. Buyers were trying to reduce uncertainty, not simply find the lowest price.

04

Improve measurement before setting response targets

Only 24.9% of AU/NZ enquiries carried the first-manual-call metric. Close the measurement gap first, then use response benchmarks to manage performance reliably.

Monthly detail

Follow the monthly evidence beneath the annual benchmark

Annual pages show the durable benchmark. Monthly issues hold the deeper channel, follow-up and homeowner-question analysis for their own reporting window.

Methodology and limits

A conservative count built to survive scrutiny

What the benchmark covers

The report analyses anonymised home builder enquiries recorded across Contractor Scale client accounts during the stated period. Results are reported in aggregate so the benchmark is useful without identifying individual people or businesses.

How to use the findings

Use the figures as a practical comparison point for marketing and sales decisions. They show patterns across Contractor Scale's measured client cohort, not the performance of every builder or the direction of the wider construction market.

  • This is a living year-to-date report. The lead total and client cohort will be frozen into a final 2026 annual edition after the year closes.
  • The cohort covers Contractor Scale client accounts and is not weighted to represent the wider construction market.
  • The AU/NZ client cohort grew from 28 accounts in January–August 2025 to 44 in the same 2026 window, so enquiry growth is not a like-for-like market growth rate.
  • Verified SQL rates use scored records only. Coverage is shown for every channel and the cohort will continue to mature after publication.
  • The first-manual-call metric covered 1,601 AU/NZ enquiries, or 24.9% of the cohort. It does not include every automated acknowledgement or inbound reply.
  • Buyer themes come from 40 privacy-checked August signals and indicate what builders should answer, not the prevalence of each concern across the whole market.
