How accurate is it?
It is a preliminary feasibility study, not a quantity surveyor report or a fixed-price quote. It gives you a defensible range for an early-stage conversation, and it writes down every assumption it made so you can challenge the ones that are wrong. Give it less and it widens the range rather than pretending to be precise.
What do the voice notes and photos actually do?

Why doesn't the labour figure look like a percentage of the total?
Because reverse-calculating labour as 35-45% of budget is wrong for custom and premium builders, who carry high PC sums and heavy sub-trade use. This works from a realistic programme and crew size instead, which usually lands internal carpentry at 15-25% of contract price.
